We will discuss different types of contracts, engagement letters, and details of scope and terms you should include.
Now that you learned how to bid projects and create contracts the project now needs to be managed. Organization and communication are key. Whether it is a Tenant Improvement or a Building Improvement, proper management of the project is paramount to the success.
Property management would not be complete without talking about emergencies. We cannot control everything that happens on the property, but we can prepare to the best of our ability for when an emergency does arise. Having a comprehensive plan with all team members involved is invaluable when an emergency happens. Unfortunately, it is not a matter of if - it's a matter of when.
In the previous lesson we discussed emergencies and to help reduce the liability we need to discuss insurance. The proper insurance provided by the tenant and the vendors will help minimize the liability that the owner and property management company should have when and incident occurs. There are at times incidents that happen on a property and by learning to be diligent in your duties and having knowledge of how to handle an incident properly, any stress will be contained in professionalism.
